Custom residential projects can be much more complicated than they appear. Our processes are disciplined and method-driven. We help structure development of a custom functional program, the budget and the schedule to ensure that the best possible residence gets delivered with a minimum of surprises.

Decision Making

Central to custom residential project management is documentation of the decision making process as, in the absence of effective decision-making, the project is guaranteed to be unsuccessful. We do not expect custom residential clients to be knowledgeable about jurisdictional approvals, design, contracts or construction so we are particularly careful to ensure that effective decision making come from a relationship of recommendation and trust.  

Cost Planning 

It should come as no surprise that costs have been rising dramatically in recent years and old metrocs no longer apply.  Many contractors make glib commitments on cost per square foot only to up the ante once hired. $300 quickly becomes $700. Thorough early project planning can minimize cost challenges but it's important to have clear expectations.

 

Costs come in 2 main categories:

First Cost: these include hard costs and soft costs. Hard costs include construction costs for labour, materials, construction management and general conditions for supervision, construction management and profit. Soft costs include permit and municipal planning department fees, architectural and engineering fees, geotechnical, environmental, testing and inspection costs, loan costs and other costs not directly related to construction. Soft costs are much more significant than people normally think and must be included in Cost Planning. 

Life Cycle Cost: life cycle costs include operating costs related to taxes, energy consumption charges, replacement and maintenance requirements. Good material and component selection plays a major role in controlling life cycle costs.
